Celebrating the New Year in Big Bear

Ring in 2016 in So Cal's only alpine resort town, beautiful Big Bear Lake.

Watch the Annual Torch Light Parade at Snow Summit.  If you can't be at the base of Snow Summit, a great place to catch this beautiful parade of lights is from the north shore of the lake.

The population of Big Bear (valley-wide) is about 20,000 full-time residents.  On holidays and weekends with the influx of visitors and second home owners,  the population can soar to over 100,000!  WOW!

Let it Snow! Let it Snow! Let it Snow!

We got a dusting of snow overnight and it was a frosty 28 degrees on my way to the office this morning. Although not much snow is expected from this storm it was nice to wake up and see white outside.  On another exciting note....if I step outside my office I can hear the sweet sound of the snowmaking machines blowing snow at Snow Summit. Winter is coming!

The Big Bear Report: NOVEMBER

November 2015:

Why aren’t presidential candidates talking about housing? So far the presidential candidates have talked about immigration, turmoil in the Middle East, Russia, China, gun control and job creation.

According to our chief economist, Johnathan Smoke, “It’s been a complete letdown that we’ve had three multi-hour debates with an army of    people, and not one word has been mentioned about housing.” He went on to say, “That’s a testament to how some of these people are clueless as to the problems real people are facing.” Now that the foreclosure crisis is over, he said, people seem to think that housing is not as important anymore.

They just don’t get’s a fact that housing is directly related to some of the budget issues facing America-and its future president.  Housing has  traditionally been an enormous driver of our  economy. It accounts for approximately 18%  of our gross domestic product; since the crash, it’s hovered around 15%. A more robust housing  sector means a more robust economy.

Homeownership has been the only way that the middle class has been able to traditionally produce wealth. If I were to moderate the debate, I’d ask the candidates to articulate their opinion on          homeownership and ask what they would do to  support it. I can’t believe that anyone on either side of the aisle would say that homeownership is not  important. It’s truly a bipartisan topic.

As I’ve mentioned many times, all real estate markets are local. What we see in California isn’t necessarily what they see in Nebraska. And the market in Big Bear may not be the same as San Diego.

However, supply and demand is key in any market and Big Bear is no exception. Today there are 604 homes on the market valley-wide.  From the lows in March of 480 homes to our highs in August of 728 the Big Bear market is pretty balanced as a whole. Although sales are not quite as good as 2013, we should see 2015 come in at number 4 when looking back over the past decade.

Hooray for Wet Weather

Big Bear residents woke up to some very welcomed wet weather this morning!

We woke up to rain and dark skies this morning in Big Bear. Not only was it rainy, but it is cold out there, too.  The skies are clearing on the northwest end of the valley and it is certainly going to be a beautiful day out there today, as you can see below in a shot from our office. What a beautiful place we live in!

As of today, there is snow in the forecast for early next week.  The ski resorts usually try to open by Thanksgiving. Word on the street this year is that they are hoping to be open by November 10th. Wouldn't that be great? We'll keep you posted!

The Big Bear Report: October 2015


Fall in Beautiful Big Bear Lake

Nationally, home prices are rising and the economy is improving but the ills of the housing crash are far from cured. According to RealtyTrac, 7.4 million borrowers are still "seriously" underwater on their mortgages.
The real estate information company defines that as the loan amount being at least 25 percent higher than the property's estimated market value.  Over 13 percent of all properties with a mortgage are in this predicament. 
As for California, August tends to be a good sales month for California. Home buyers and sellers can make big changes as the kids are still out of school. Once fall and winter hit, home buying and selling tends to enter a seasonal slow pattern (Big Bear's slower seasonal pattern starts in Quarter 1 and Quarter 2). Yet the drop from July was rather strong. Home sales volume dropped by 13 percent. Take a look at August sales volume graph below to get a better picture.
As for the local Big Bear Market, sales are steady as inventory is stabilizing.  There are currently 648  homes on the market and the number of homes that sold last month was 109 (approximately 16% of the market). 
Rumor has it that Mammoth plans on opening November 10th. I guess they might know something we don't, but I guess any positive distractions from fires and the drought are helpful.
